We Only Do Boat Homes
DockOnly isn't a general real estate site with a "waterfront" checkbox bolted on. Every listing on the site is a property someone could keep a boat at, and the whole search is built around the boat first. Buyers tell us their length, beam, draft and air draft before they see a single house.
Then we do the part the MLS never does. We check fixed bridge clearances between the dock and the nearest inlet, canal width, controlling depth, and whether the route actually gets a 55-foot sportfish to open water without a lift bridge schedule. A 46-foot Viking and a 22-foot bay boat are shopping in two completely different Floridas, and our search treats them that way.

Buyers who already qualified themselves on the boat
By the time a referral reaches you, the buyer has told us the vessel, the counties, and the budget. You are not the one explaining why a 6-foot draft can't live behind a 4-foot controlling depth.
Nothing out of pocket, ever
No monthly fee, no per-lead charge, no zip code you have to buy. We are paid a referral fee out of your side of the commission, and only when the deal actually closes. The terms are in the agreement you sign before your first referral.
Data you can put in front of a client
Dock Score, bridge clearance to the inlet, dock-to-open-water routing. Show up to a listing appointment with the marine detail the seller's last agent didn't have.
One agreement, signed once
Chapter 475 makes the referral fee payable brokerage to brokerage, so your broker of record signs alongside you. After that it's done, and referrals just arrive by email.
Routed by waterway, not sprayed to a list
A Jupiter buyer with a fixed-bridge problem goes to somebody who knows the Loxahatchee, not to nine agents at once who all call within a minute.
You keep the client
We're not a brokerage competing with you for the listing. We send the buyer, you run the transaction, and the relationship afterward is yours.
